The vision for the refurbishment of 20 Martin Place is a comprehensive transformation of the existing early destination which creates vibrancy and activation in this prominent location. The refurbishment of the building has been sympathetically considered in line with the uniqueness of Martin Place, the requirements of LEP 2005 and preliminary discussions with both the City of Sydney and the Central Sydney Planning Committee.

With a prestigious commercial and retail address at the corner of Pitt Street and Martin Place, this existing 1974 steel structure building presents the opportunity to rebrand and reposition it within the market. The development seeks to retain the existing structure and to re-skin the building with a high performing, environmentally responsive façade system. The commercial floor plate has been extended to the north and the core relocated to achieve a typical NLA of approximately 800 m², an estimated addition of 160 m². The ground floor has been redesigned to enhance pedestrian amenity and activation with a flagship bank store to the corner of Pitt Street proposed, and further retail tenancies fronting Martin Place and Hosking Place.

The building is targeted to increase its 1 Star NABERS rating to a 5 Star NABERS and Green Star Rating through the upgrade of plant services, increased façade performance, greening of lower level roof terraces and improved workplace environment. Furthermore the development will reduce the number of car spaces and provide end of journey facilities for over 100 bikes.
