This site provides an opportunity to create a mixed use development along a growth corridor located just 7km from Sydney’ CBD. The design proposal challenges local planning guides in its effort to provide an appropriate urban design strategy, where the design presents a more dynamic form that responds to the site’s immediate and local context. The design consists of a 2 storey podium street wall and an articulated tower form. The podium acts to reinforce the street pattern and provides visual continuity to the main road. The tower form is broken down in response to contextual issues including a corner tower element to define the Oxley Street gateway and a setback to the main street frontage which provides a transitional form to the south, as well as providing upper level terraces. The design incorporates a diverse range of materials to enhance the articulation of form including concrete blades, timber screens and a variety of modulated glazed elements. The unit mix proposed for the development is in response to current market trends which indicate a higher demand for studio, one bed, compact 2 bed apartments and a total of 88 apartments.
